between [Owner name] ("the Owner") and Amanot ("the Manager")
The Owner appoints the Manager as agent to let, manage and maintain the property described in Schedule A, under a limited Power of Attorney registered and attested by the Bangladesh mission abroad.
Tenant search and screening, lease, rent collection into a segregated client-money account, payment of utilities and service charge, inspections with geo-tagged photos, vetted repairs, and a monthly statement.
Essential 7% or Premium 10% of rent actually collected (minimum monthly fee per flat applies), half a month's rent per new tenancy, and a one-time onboarding fee. All fees exclude 15% VAT. A coordination margin of 10% on repairs is shown on every invoice.
All rent is paid into the client account. Fees, VAT, approved repairs and bills are deducted by system rule. The balance is paid to the Owner's registered bank account on the 10th of each month, or the next working day.
Repairs up to the plan limit are approved automatically and the Owner is notified. Above it the Owner approves in the app. Above Tk 50,000 the General Manager also reviews. In an emergency the Supervisor may act at once up to Tk 15,000 and the Owner is told within one hour.
Every action is logged. The Owner can view tickets, photos, invoices, statements and inspection reports at any time.
The Manager does not guarantee rent, does not take title documents into custody without a receipt, does not give tax or legal advice, and does not represent the Owner in title litigation (referred to a panel lawyer).
Twelve months, renewing yearly. Either party may end it with 60 days' written notice.
